Why Austin Heating Maintenance Is Different
A heating tune-up should accomplish something.
It should reduce the things that cause preventable breakdowns. It should leave you with a safer, better-maintained system. And it should give you a clear picture of what condition the equipment is actually in.
That is what we built our maintenance process to do.
We built our maintenance process from the failure patterns we see on real heating calls.
Our technicians are trained to look for the maintenance-related conditions behind no-heat calls and intermittent problems before they become breakdowns.
The point is simple: use a planned maintenance visit to remove as many preventable failure points as we reasonably can.
A checklist can tell someone where to look.
It cannot tell them what they are looking at.
The technician still needs to know what is normal, what is beginning to wear, what can wait and what actually deserves attention.
That is why we do not use routine heating maintenance as a training assignment for green technicians.
Our heating team also trains every week through Austin U on technical diagnosis, safety, system operation and the standards behind our maintenance process.
The process tells them where to look. Training and experience tell them what they’re seeing.
Looking is part of maintenance.
It is not all of maintenance.
When normal maintenance calls for cleaning, flushing, tightening or making an adjustment, we take care of it.
A typical furnace tune-up generally takes about 60 to 90 minutes, depending on the furnace and what we find.
Not because longer is automatically better.
Because there is actual work to do.
Heating maintenance should include the normal maintenance work that belongs in a heating-maintenance visit.
We are not interested in turning every screw we tighten, drain we clear or small maintenance correction into another line item.
That is part of what the $189 is for.
If we find an actual failed component or a repair that goes beyond maintenance, that is different. We show you what we found, explain why it matters and give you the price before anything additional happens.
Maintenance should not feel like paying admission so somebody can start charging you for the real work.
The visit does not end when the panels go back on.
We put the equipment back into operation, verify that it is running properly and complete the final test-out before we leave.
And if your heating system has a problem because of maintenance work we performed, we fix that maintenance-related issue for free.
Does Furnace Maintenance Reduce Breakdowns? Yes. That’s the Point.
Proper furnace maintenance reduces breakdowns.
That is one of the main reasons our tune-up process exists.
Many no-heat calls do not begin with one dramatic failure. They develop from smaller problems: a component gets dirty, a drain starts plugging up, airflow gets restricted, a connection loosens or something begins operating outside of the condition it should.
Those problems can create intermittent heat, nuisance shutdowns and eventually no heat at all.
Our process specifically targets those conditions while the system is still running.
A tune-up cannot make mechanical equipment last forever. Parts still wear out.
But there is a big difference between a part eventually reaching the end of its life and your furnace quitting because something that should have been cleaned, corrected or caught during maintenance was ignored.
We would rather find the problem during a planned maintenance visit than have Wisconsin winter find it for you.
Boiler maintenance works the same way: maintain the equipment, verify circulation and operation, and catch the conditions that can turn into unreliable heat later.
Heating Maintenance or Heating Repair: Which One Should You Book?
You do not need to diagnose your heating system before you call us.
Sometimes the choice is obvious. Sometimes the system is still running, but something just does not seem quite right.
Our maintenance is thorough enough that it often corrects maintenance-related heating issues while we are there. If what we find is an actual repair, we will explain it and get the visit pointed in the right direction.
Heating Maintenance When…
Your system is working and you want to keep it that way.
- Your furnace or boiler is heating the house.
- You want the system checked and properly maintained.
- You want to reduce breakdowns and nuisance no-heat calls.
- You want the equipment to last as long as reasonably possible.
- You are scheduling ahead instead of waiting for something to quit.
- The system has a minor or intermittent issue and is due for maintenance.
- You want to know what condition the equipment is in.
You’re on the right page.
Heating Repair When…
Something is clearly wrong right now.
- You have no heat.
- The furnace or boiler will not start.
- The system repeatedly starts and shuts back down.
- You have an active heating-system leak.
- The house cannot maintain temperature because the equipment is clearly malfunctioning.
- You have an immediate heating-system safety concern.

A thorough tune-up can solve more heating issues than most people realize. Dirty components, drainage problems, airflow restrictions, loose connections and normal maintenance adjustments can all affect how a system behaves.
If it turns out to be a repair instead, we will tell you.
You do not have to figure that out before we arrive.
What Does Austin Heating Maintenance Do for Your System?
A furnace and a boiler need different maintenance.
The outcome should be the same: Safer operation. Fewer preventable breakdowns. Better performance. A clear understanding of the system’s condition.
Keep Your Furnace Safe, Reliable and Running the Way It Should.
Our furnace maintenance is built around the problems that matter to you: whether the furnace is safe, whether it is operating properly and whether we can reduce the things likely to cause trouble later.
We clean the maintenance-related areas that need attention, evaluate operating conditions, look for developing problems and make the normal adjustments that belong in the tune-up.
Help Keep the Heat On
Depending on the furnace, that can mean addressing dirty burners or sensing components, drainage, filtration, airflow, loose connections and other maintenance conditions that contribute to unreliable operation.
These are not glamorous repairs.
They are exactly the kinds of things preventive maintenance is supposed to handle.
Know the Furnace Is Operating Safely
A furnace combines fuel, flame, electricity and exhaust inside your home.
Our process evaluates the conditions that tell an experienced heating technician whether the furnace is operating safely, including combustion and carbon-monoxide conditions, venting, electrical condition and the heat exchanger where applicable.
You do not need to know what all of those numbers should be.
That is our job.
Know Whether It Is Running Properly
A furnace can be heating the house and still not be running particularly well.
Operating measurements such as temperature rise and static pressure help us understand what is actually happening.
Static pressure is basically the blood pressure of the HVAC system. If the furnace is fighting to move air through the house, we want to know.
Verify It Before We Leave
When the maintenance is done, we put the furnace back into operation.
We get the thermostat calling for heat, confirm the furnace is running and complete the final system test.
Done means running and verified.
Have an Old Furnace? We Maintain Those Too.
Old does not automatically mean bad.
We maintain plenty of older furnaces throughout Southeastern Wisconsin.
If the furnace is safe, serviceable and still doing its job, there can be plenty of reason to keep taking care of it.
Experience matters even more as equipment ages because somebody needs to know the difference between normal aging and a problem that actually deserves attention.
If it still makes sense to maintain it, we will.
If we believe putting more money into it no longer makes sense, we will explain why.
We don’t replace heating equipment just because it has birthdays.
Keep Heat Moving Safely and Reliably Through the Whole Home.
With a boiler, maintaining the boiler itself is only part of the job.
The boiler creates the heat. Pumps, circulators, zone valves, controls, thermostats and piping may all be involved in getting that heat where it belongs.
That is why we look beyond the boiler cabinet.
Help Prevent Boiler and Hydronic Heating Problems
Depending on the system, we evaluate safe boiler operation, combustion, venting, pressure, circulation, zoning, controls, piping condition, leakage and the maintenance needs specific to the equipment in your home.
High-efficiency boilers can also have condensate and heat-exchanger maintenance needs that have to be handled properly.
Make Sure the Heat Gets Where You Want It
A boiler can fire perfectly and still leave part of the house cold.
The problem might be the boiler.
It might also be circulation, a zone, a control or something else in the hydronic system.
Knowing the difference is why boiler experience matters.
Maintain the System You Actually Own
Conventional boiler?
High-efficiency boiler?
Radiant heat?
In-floor heating?
Multi-zone hydronic system?
The maintenance follows the equipment in your home.
You are not buying a furnace checklist with the word “boiler” typed across the top.
Have an Older Boiler? Absolutely.
Older boilers can be remarkably durable.
If yours is safe, serviceable and heating the home properly, there is no reason to stop maintaining it just because it is old.
The question is not how many birthdays the boiler has had.
The question is what condition it is in and whether continuing to maintain it makes sense.
What Happens During an Austin Heating Maintenance Visit?
A good maintenance visit starts before we get to your house.
Our heating technicians are trained to the same documented process, then use their judgment to apply it to the furnace or boiler in front of them.
We look at the existing furnace and the home, then talk about what you want from the next system.
Comfort, reliability, efficiency, budget and how long you expect to own the home all matter.
If repairing the furnace you already own still makes more sense, we’ll tell you.
The technician is not relying on memory.
The process is built around safe operation, reliability and the maintenance-related conditions we know contribute to heating failures.
Some things need cleaning.
Some need measuring.
Some need adjusting.
Some simply need an experienced set of eyes on them.
We take care of the normal maintenance work that belongs in the tune-up and measure how the system is actually running.
Step 4
Something can be normal for its age.
Something can be showing wear.
Something can actually require attention.
Those are not the same thing.
If everything looks good, we tell you.
If something is worth watching, we explain it.
If an actual repair makes sense, we show you why and give you the price before moving forward.
Step 5
The system goes back into operation before the maintenance visit is complete.
We verify that it is running and leave you knowing what we did, what condition the equipment is in and whether anything deserves attention next.
Austin maintenance is built around the result, not the checklist: fewer preventable breakdowns, safer operation and a system that runs the way it should.
How Much Does Heating Maintenance Cost? $189.
That one is simple.
Furnace maintenance: $189.
Boiler maintenance: $189.
Austin occasionally runs heating-maintenance specials, so there may be a current offer that lowers the price.
Current Club Austin members receive their annual heating maintenance at no additional charge.
That standard price includes the normal maintenance work that belongs in the tune-up. If we find an actual repair beyond maintenance, we’ll show you what we found and give you the price before doing additional work.

Furnace & Boiler Maintenance Questions Homeowners Actually Ask
About once a year.
The important part is the frequency.
Regular maintenance gives us a recurring opportunity to clean the equipment, check its condition, take operating measurements and deal with maintenance items before they have years to accumulate.
No. Frequency matters more than the season.
We perform furnace and boiler maintenance throughout the year.
You do not need to wait until fall. Pick a time that works for you and keep the maintenance regular.
There can actually be an advantage to scheduling outside the fall rush. You get the same maintenance process without waiting until half of Southeastern Wisconsin remembers its furnace during the same cold week.
That is the best time to do it.
Maintenance is planned work designed to help keep a working system working.
If the furnace is already broken, you need repair. If it is operating and you want fewer preventable problems, safer operation and a better understanding of its condition, maintenance is the right appointment.
Yes, many maintenance-related ones.
Dirty components, drainage problems, airflow restrictions, loose connections and other maintenance-related conditions can cause intermittent operation, nuisance shutdowns and poor performance.
Our tune-up process is built to find and correct those kinds of problems.
If we uncover an actual failed part or a problem that requires repair work, we explain what we found before moving forward.
A typical Austin furnace tune-up generally takes about 60 to 90 minutes, depending on the equipment and what we find.
The goal is not to make the appointment last a certain number of minutes.
The goal is to give an experienced technician enough time to perform the maintenance instead of racing through it.
There are useful things homeowners can do, especially changing filters and keeping the area around the furnace clear.
Professional furnace maintenance goes farther.
Combustion, carbon monoxide, heat-exchanger condition, airflow, static pressure, electrical operation and other system measurements require the right tools and someone who knows what the results mean.
There is nothing wrong with doing the homeowner part yourself.
The rest is why you call a heating technician.
Yes.
We maintain boiler-based hydronic heating systems, including radiant and in-floor heating.
Those systems involve more than the boiler itself. Circulation, zoning, controls, piping and the way heat moves through the home all matter.
That is why we treat them as complete heating systems, not simply a boiler cabinet that needs to be looked at once a year.
